If the administration of this property is complete and you are on the deed already, you can execute a quitclaim deed giving it to someone else. If the administration of the property is not complete (that is, it's still in your mother's name) then you need to review the title to the property and your mother's estate plan (if she has one) with a trusts and estates attorney.

If you are receiving public assistance and you give the property away as a gift you may jeopardize your benefits. Talk to a lawyer before you do anything.
