Screenplay rights
do I obtain the rights to the screenplay or the option to the rights?

Generally, a producer purchases an option. The Option is an exclusive opportunity for a limited time, to acquire all of the rights in the screenplay for a pre-agreed price.
The advantage of this is that the producer pays a small amount now for the exclusive window of time.... and has a fixed price for the rights, when and if the project gets financed.
