Legal Question in Family Law in California

I went through a 6 year divorce over a few pieces of property. The ex's attorney just would not settle....enough of that..It took the judge 120 days to make his decision of judgement, then the ex's attorney filed objections to that. The judge then took another 7 MONTHS to give his decision on that..a total of 17 months from trial to decision.

I received one home and at trial, it was given a value of $270k...but due to the real estate market and the tenant damage to the house, the value was $150k when all was done and the house had $10k damages, the ex hadnt paid the property taxes for 5 years and it was 2 months behind on mortgage. A total of $21k. In the decision of judgement, I was to pay her an equalization payment of $23k. The house had no equity in it though.

All of that money I had to come up with got me behind on the mortgage and I have been struggling to keep it from foreclosure sale.

I do qualify for a loan mod but the bank won't do it wihout her deeding off the property, which she refuses to do. We went BACK to court and her attorney wants to push it to trial.

My attorney just left me high and dry and told me that he coulnd't do anything else because I had no more money! My fees came to $150k .

Now I am close to losing the house because she will not deed off.

What the hell can I do? Going to trial would cost $30k.

Any thoughts? I am beyond broke!

If you have a judgment awarding you the property, you don't have to go to trial again. You can file a motion, if necessary, to have the court order her to deed the property to you or have the clerk appointed as an elisor to sign the deed to you.
