Legal Question in Family Law in California

Can my boyfriend of 23 years forced me to sell my house of 15 years? We bought the house(1998) but after 5 yrs I refinanced & his name on the title was removed for being unemployed. The most he had contributed toward mprtgage payment is 3 months. I have been paying the house & he can't prove he is giving me money because he still supprts his family abroad. He started receiving $700.00 SSS as income 3 yeras ago. We never have joint bank account .

Tell him to get lost. He has no claim to that house.

If he is not on title, he has no right to force you to sell the house. I disagree with Mr. Roach, however, that he has no claim. Unless you can prove it was intended as a gift, he is entitled to an equitable lien for any down payment he contributed ( you don't mention whether he did that) and the principal reduction reflected in the mortgage payments he made.
