buying real estate before divorce proceedings are initiated

i have an offer to buy my home from a gentleman who wants me to sell it to him ''under the table'' so to speak, so that his present wife does not find out about the sale after he initiates the divorce. he asked that i hold the note so that, during the divorce proceedings, she won't ''find out'' about the sale. i am hesitant to do this and am afraid i will be dragged into a messy divorce situation.
