Dissolution of ''partnership''

I have been living with my girlfriend for almost 8 yrs, with her 10 yr old son (from prev. boyfriend, no relationship with boy and his dad) and OUR 3-yr old son. We have both agreed to end our relationship, except she refuses to leave our condo, but insists if I leave, I take MY son because he is my responsibility. I have kept up the house for 90%+ of time we have resided, to include improvements, cleaning, cooking, pretty much all the ''mom'' stuff as well as try to be best dad/stepdad I can be while working full time job. I cannot afford to start anew at the moment and feel it in best interest of my son not to take him out of his ''home.'' What can I do to force her to leave, and/or ensure she does not mistreat our son, remove my personal property w/o my knowledge, or do things to threaten my job in the meantime?
