my ex is selling our home to his sister way below value. she has yet to start escrow proceedings, and she is moving in. my question is ..is she tresspassing...could i have her arrested.

If any owner of the property allows her to stay there she is not trespassing and you cannot evict her. I am confused as to why you are allowing your home to be sold below market value?
