Divorce - Separate Property Income

My friend is currently finalizing a divorce, but we wanted to proceed with a business transaction that we had original planned. We are splittling a rental property that I currently own, so I will be adding her to title and mortgage. My question is whether or not the rental income from the property will be factored into her calculation for spousal/child support? The property will be in a negative position, so their is no true positive income from the property. Also, I will be the one covering all the costs of the this property so she will not be spending any money on the monthly expenses.

Mortgage=$4,000 Rental Income=$2,000 Net: -$2,000

It is my understanding that she would have to prepare and file a business statement showing the rental income and the costs of owning the rental property. The specific factors in her case may give a different result.
