both parties have agreed that the husband will keep the house (wife can not afford it) and buy her out. Does the husband have to pay her appraised value minus what is owed to the bank divided by 2 or can he also subtract the cost of the realtors fees that would be incurred if the house were sold?

Generally the costs of sale would not be deducted from the value to give a net amount. Good Luck, Pat McCrary
