Status before marriage...
Me- Her-
Single parent of 4 yrs. 6 Rentals in 4 years
11 yrs. in present home Fired from LVN job of 17
Self employed, recieving years failed drug test
Gov. assistance
Status currently...
Me- Her-
Self employed 3-yrs.RN$60,000 yr.
Home Owner (still abusing drugs)
(Earlier this month Mother Is currently bugging
passes away leaving property my home with misc
to me in a gift deed)I'm the devices.
sole owner. Pays$300.00 per month
rent.
Here's my question:
Are there any circumstances by which she can aquire interest in property recently transfered with gift deed me being sole owner? Also I am curious about alimony and Health insurance?

a gift is not peoples property but if some funds are used to make payments or maintain the house then she might be entitled.

a gift is not comminity property but if community funds are used to make payments or maintain the house then she might be entitled to something for that contribution.

I'm not sure I understand the question--who is the one getting divorced and who is the owner? Still, the following general rules may answer it: property received by inheritance or gift is the beneficiary's sole and separate property, unless such beneficiary gives it to the spouse (adds spouse's name to deed, or uses community property to pay for improvements to the house or pay off the loan with community property, etc.). The property's value may be used in calculating the support due you, but will not affect your rights to the community property of both of you.
