Legal Question in Family Law in California

Ex-wife hindering close of Escrow

My fiance and I signed an agreement to purchcase a new condo in October. Escrow is scheduled to close in two weeks. In the process, we discovered that his ex never filed the papers for their divorce, so they are still legally married! They have since filed papers for the divorce, but his ex-wife is refusing to sign the Quitclaim doc. Everyone is saying without her signature, we will not be able to close escrow. They have no other property together, just communal debt in question. Do we have any options available at this point? I would not qualify for the loan on the condo by myself. Though they agreed not to hire legal counsel, she has since lawyered up and he is having trouble finding representation since she filed for divorce in a county almost two hours away. Please help!
