Legal Question in Family Law in California

What form would I need?

Here is my situation..separated from husband for a little over 10 years (married now 29 yrs) have not spoken with him, I hear everything through our sons. He just turned 65, has been living on SSI and now he is to receive his union pension. He found out that I have to sign off of it so as he can start getting it. He needs a bank loan desparately or he is going to lose the property to the county for back taxes. The loan is based on his combined income of SSI and pension. This is what has me wondering what to do. I would sign off the pension if he would put my name on the property and leave it solely to me...I know I am entitled to half of everything as CA is community property state. What kind of legal document or the process to make this happen? He has been buying this property and owes $8.000 on it but never put it through escrow and get it in his name. The previous owner wants it out of his name also. I hope this explains it well.

he could execute a quit claim deed as joint tenants.
