Half

I own some rental property and purchesed it myself but now I want to file for divorce my husband wants half of everything I have. We have four minor kids. He does not contribute to anything for the household and has had many affairs. Can he get half of everything?

The general rule is that everything purchased during marriage is community property, and at divorce, each person is entitled to half of the community property. There are many exceptions. In a general sense, your spouse is entitled to half of the community estate.

You stated that you purchased the property by yourself during the marriage. That statement does not go to the heart of the matter. The question is what was the source of the funds that you used to purchase the property. If it was wages that you earned during the marriage, the funds were community property. That is unless there was a valid written agreement that your wages were your separate property. Attempting to get an answer to a question this complex and involving the amount of money involved, is very risky and could be expensive.
