Legal Question in Family Law in California

legal separation

I have been married for just about 20 years now and my husband and I have agreed to separate but still live in the same house and keep everything as is...we are both being extemely civil about it all. My only concern is that once he has a girlfriend or such I want to make sure that all that we have aquired is just that ours that no one can take it away from us or our children (ages 25 and 19 yrs old). Is there any other way that he and I can make or write out a agreement that we can both basically agree upon with all these things and have it still legally binding if anything should every happen??
