Pre-nups and taking title to property in Los Angeles

My boyfriend and I are buying a house. We’re in our 50’s, have children from previous marriages, now divorced. Want to keep assets “before” marriage separate, assets “after” marriage, community. I own my own home free & clear, have savings and high fico score, don’t work. Am putting $100,000, from my assets, as downpayment on “our” home. He has 40 hr. job, poor credit, and will pay all bills. He wants to be on title. How should title read ie: 50/50 joint tenants, right of survivorship, but, I want my $100,000 down payment to be paid back to my L.R.Trust should he and I break-up before marriage, or no marriage, or I die. Thanks.
