Legal Question in Family Law in California

I am currently going through a separation never married and my "ex" is on the house loan and title. She does not want anything to do with it and moved out. I want to know if I file a quit claim deed to remove is sufficient?

She would have to sign the deed for it to be valid. The deed would remove her interest from title, however she would still be personally liable on the loan. That can only be changed if you refinance.
