Legal Question in Family Law in California

Can I serve a property management company with a subpoena requesting information on a tenant? I believe my daughter may soon be homeless because her mother has no income, therefore may not have or will not be able to pay her rent. This has happened before and she did not tell me. I want to find out from the property management company if she has paid her rent. I am sure they will not tell me if I just call and ask. If I can serve them with legal papers obligating them do give me this info, what form would I use? At this time there is no court date pending.

A subpoena can only be used to obtain evidence in an existing court proceeding.
