single person-protecting ownership of real estate

i wish to give my daughter(currently in apt) money for a down payment on a house. she has live ins from time to time. what can we do to enable her to have total control and ownership (even if she marries) of this home. should a domestic dispute arise or should she just want him out i am concerned about issues like the live in saying he's been paying rent or doing repair work and is entitiled to some equity participation forcing her to borrow or sell the house or if she marries him claiming community property rights

he will not be entitled to any part of the house unless community funds go into it. if they do, he would get that contribution back but the down payment would go back to the daughter.
