wife's rights to the home

My husband abandoned our home and left owing money. I stayed in the home and am paying for it, but it is in his name, and now he says he is going to sell it out from under me. What can I do to stop him from selling it? We bought the home together , but he only has it in his name. The home was close to forclosing when I took over the payments. He has been gone from the home for 8 months.

File a petition for dissolution of marriage, and record a lis pendens in the county where the property is located. The home is community property and he would be entitled to some portion of the equity.
