You need to consult with a family law attorney, even though (it appears) you never married. You can find one in your area on line, through the California State Bar, or through your local County's bar association.
.Again I agree with Herb, you could use a family law or divorce attorney even though you were not married. A real estate lawyer would work too but there are some "family law issues "that might need to be addressed. Again your local Bar association referral service is a good place to start. You might also check with some of your friends to see if they have had good experiences with any lawyers. Be prepared to pay an hourly fee for advice and services as well as a deposit or retainer.
At a minimum you are partners in the house which I hope has some value, and either one of you could agree to stay in the house or if you can't agree on anything the Court would force a sale. That might provide some leverage in negotiating with her. If you agree to leave make sure you get off the mortgage which your lender will have to agree to in writing to protect yourself.
As practical word of advice I hope you haven't moved out because if you did then it will be a lot harder to get your stuff back.
Good luck
