I am an apt. manager that gets paid for my job with free rent and utilities. Besides my usual duties he has always paid me extra for cleaning vacant apts. and installing upgrades. Now he's saying he will no longer pay me extra for these duties. So I am expected to do all my usualwork plus the extra work for free. I have worked for him for 19 years! Taking away that pay will reduce my incom e between $400-$800 a month. Can he do that?

Residential property resident manager wage and hour law is complicated. There is a maximum credit he can take for the free rent and utilities, how much depends among other things on whether the building has an office separate from your unit, attached to your unit, or you just do your management out of your unit that has no official office space. Once you determine how much credit he can take, then you divide that by the number of hours worked and it must add up to the minimum wage and any overtime due. An employer can always cut an employee's pay by as much as they want as long as the employee will keep working for them, and as long as they pay minimum wage plus any overtime owed. So you will still make minimum wage or better based on the rent credit divided by hours worked, the pay cut is legal.
