Legal Question in Employment Law in California
I am a property manager for a residential rental property whose owners are living outside of the U.S. The owners have signed a declaration granting me authority to act on their behalf in all legal proceedings concerning the property, including unlawful detainer actions. My question: can I legally issue an eviction or pay/quit notice, and file/sign an unlawful detainer action? If so, can I also appear at court on behalf of the property owners?

I am not sure what kind of declaration the owners of the property signed. However, what you need is a limited power of attorney to manage and run the property as the owner would. If you have such a power of attorney from the owner, then yes you would be able to make those legal actions on behalf of the owner.
