3 day notice
How hard would it be to evict this tenant under these exact circumstances:
We are in Los Angeles County.
This tenant gets help paying their rent from a private party. Last month the check from the person who helps to pay this tenant's rent bounced. The tenant's protion of the rent cleared the bank. As soon as I discovered it the proper 3 day notice went out.
I provide a locked box for rent payments. This tenant refused to put their replacement rent into this box. Claimed that I would delibertly lose it so as to effect the eviction.
I do not believe that CA law requires me to personally accept their rent. I believe that a lock box is sufficient and that, furthermore, this tenant could have sent their rent through the mail via certified if they were concerned that their rent would get ''lost'' by me.
This tenant did not pay the portion that bounced within the 3 days on the 3 day notice to pay or quit served on them.
What would be my chances in wining an unlawful detainer lawsuit and gaining possession of this tenant's apt? I should say that I own a tax credit bldg so I am only allowed to evict for one of 11 ''good cause'' reasons.

Even in a rent control area, non-payment of rent is a valid reason for evicting a tenant. Please contact us if you need any further assistance.
