30 Day Notice :Legal Service
I have received a posted 30 day written notice to evict after expiration of my lease on 10/31/06. I have as of yet (5 days later) not received the mailed portion of the ''nail & mail''. When, legally does the notice period commence? Thank you.

It started on the date of the Notice, whether it's nailed and mailed or not. You should contact an attorney if you are in a rent controlled area. Good luck.
