Legal Question in Landlord & Tenant Law in California

3 day pay or quit

I received a 3 day pay or quit on the 2nd. of June. I take it I have until 5th of June to do one or the other? I owe for 1 month and the current month is not late until the 10th. Can landlord come in to my store on the morning of the 5th and move my stuff out, or do I have until office close on the fifth to pay or midnight the 5th to vacate. Not sure what my rights are as I am a new business. Please advise ASAP. Thank You.

Re: 3 day pay or quit

You have until the end of the business day on the 5th to vacate and surrender the keys to the landlord. Remember to get a receipt for the keys that shows the date and time of surrender and has the landlord's representative's dated signature. Even if you don't timely vacate they cannot remove your things without a judgment. However, you probably don't want a judgment against you and/or your business, since that will make renting a future rental even harder.

I hope you followed Mr. Moerbeek's advice.

I regret I have been ill, and just catching up with some of these.

Good luck!
