$5000.00 early termination fee
I was layed off from the company I worked for and had to break my lease. The lease states that i must pay an early termination fee of $5000.00 and give 30 days notice. The contract also states that I can not sublet the apartment. The manager told me also that I must pay the fee no matter if the apartmnet is rented or not. Can they do this.

No. You are responsible for the rent during the time it is vacant, and no more. They want to have their cake and eat it, too. That does not work.
