Legal Question in Landlord & Tenant Law in California
I have 95 % ownership and my son n law has 5%. I want them out of my house and he is denying to sign the grant deed to get his name off the house and loan so I can refinance n just put myself. What can I do?

Not much. You can't force someone to give up a legal interest in property anymore than you can come take my car because you want it. Your only options are to reach an agreement to buy him out, or file a court action called a "partition" case, which will result in the court ordering the house sold and the proceeds divided according to your respective interests in the property.
