Legal Question in Landlord & Tenant Law in California
My 2 year tenant hasn't been paying rent in full and it's almost 2 months that I haven't reseaved no rent money at all, this totals up for 6 months,,, what would you advice me to do at this point?

You need to serve a Three-Day Notice to Pay or Quit. The notice must conform with statutes governing evictions - and it must be exact. The notice will set out the total amount of past due rent and the place where it must be paid within three days, including the regular office hours for payment. If the tenant offers the full amount in the notice within three days you must accept it, if they offer only a partial amount, you may reject it. If they fail to pay within the three days, you may reject even an offer of the full amount. You should hire a lawyer to do this for you, as there are many, many pitfalls which could end up costing you time and lots of money. Good luck.
Attorney Iadevaia is correct. You are the one who needs to take action to either force the payment of past-due rent, or to remove them from the property.
