Act of God or Negligence?

I live in an Apt complex. One of their trees fell on both of my vehicles. There was no lightening, wind or storm. The tree split in half. There is evidence of dry rot. Mngmnt states they are not liable due to ''Act of God''. Is this statewide or is there city ordinance governing this issue? Who is responsible or am I out of luck?

This is a complicated issue that is hard to determine based on the facts given. I would highly suggest you see a lawyer. However, the complex could be guilty of negligence as it is their responsibility to maintain the trees. Call your insurance, and if you dont have insurance see a lawyer.
