Additional security deposits after lease is in effect for over one year

After signing a two year lease for commerical property (a nail salon) the landlord is asking for additional sdecurity deposit. I have not changed in any way the condition of the property nor have added any equipment which may require any additional deposit. There is nothing in the originial lease which states that an additional security deposit will be charged every year.

A contract is a contract. They cannot change any terms of your lease without a written agreement by you. You may want to explain why the LL is asking for a greater deposit, and it it is reasonable, you may be able to negotiate a lower rent in return for a greater deposit. Good luck.

It does not sound like they can raise the security deposit since you have a lease. As long as you have met all conditions of your lease, they can not penalize you. Please contact our office if you have any questions.
