Legal Question in Landlord & Tenant Law in California

My apartment complex just refused to accept my rent check. They also refused to accept a money order of $500 we put in writing saying we would pay it no later than the end of this month. They told us we would have to pay for our pets for the duration of December until now and that we would have to sign a new lease. Our current lease is up at the end of May and we will not be renuing said lease. What should we do?

Your rent is due on the day specified in your rental agreement. If you do not pay by that date, the owner/manager may issue a three-day notice to pay or quit, and should not accept rent. If they have not done so, they should accept your tender of rent and issue you a warning that future late payment will not be accepted. I'm not sure where the pets issue comes in, unless your rental agreement allows for no pets, and you brought in pets, anyway. I'm not sure why they're demanding a new lease at this point. The old one is a one-year agreement which cannot be revoked unless you fail to perform pursuant to that agreement.
