Legal Question in Landlord & Tenant Law in California

I just bought a forclosed REO property.( no rental area). all 3 units tenant did not pay the rent during the past several months. After I take over. 2 deny to pay with all kinds of excuses. Please tell me how to handle these situations? thanks

Once escrow closed title changed to you and the tenants were obligated to pay the previously agreed to rent to you. They are now used to living there free. Show them proof that you are the current owner and that if they do not pay within 2 days you will serve them with a three day notice. If they do not have the money to pay you after not having paid rent for months, why would you think they will have the money in the future? Give them a three day notice; if you are in a rent control city there are other procedures you must follow.

You should consult with an attorney to flesh out the reasons why they are not paying you. If you're in a rent controlled area, you'll have to make sure your building is in compliance before starting an eviction. Good luck.
