Legal Question in Landlord & Tenant Law in California
breaking a lease
I want to leave my apartment becasue it's too expensive and there's 6 months left on the lease. Can I opt for a ''Pay or Quit'' and move out within the 3 days without any repercussions? I've always paid on time and will leave the apartment in very good condition.

I agree with Mr. Cohen, but would try to negotiate with landlord. An eviction on your credit history can be deadly in the future.

The landlord could still sue you for money owed. If you plan to leave, make sure to take photos of the apartment just before you leave. Also, make sure to deliver the keys to the landlord or his/her agent, along with a note (keep a copy) that you're surrendering possession pursuant to the Notice to Quit. Good luck!
