Legal Question in Landlord & Tenant Law in California
breaking of lease
tenants moved out and caused 2,600 plus in damages. Deposit was 1780.00 Also illegally sublet, used drugs ( found when cleaning up),and had illegal pet. Had three months left on lease. Parents where co-signors. What can I legally charge them? Lease states a thousand dollars for termination, and the remaining months rent. Can I also charge them a for my time for cleaning up, and if so how much.
thanks

Read interesting article from L.A.Times.
I assume you neglected a walk through with the tenants.
You can legally charge parents, as co-signers. You can charge for unpaid rent, plus reasonable clean up charges in your area.
Call some maid services in your area and find out the going rate, and charge that for your time.
You must send written notice within 21 days, as the parents are likely to contact an attorney.
