how can a Ca. land lord legally evict an tennant before the lease agreement ends

You can try to get the tenant to leave voluntarily; otherwise the tenant has to have breached a term of the lease or violated the law, or done something that allows for a three day notice.

There must be a breach of the lease. If the tenant is honoring their obligations under the lease, the landlord has no right to evict until the lease ends. The tenant is also entitled to notice and an opportunity to cure any curable breach of the lease. That is the three-day notice to which Mr. Shers refers. Local rent control ordinances often have additional limitations on evictions, but it does not appear from your zip code that you are anywhere near a rent controlled city.
