California (Kern County) Tennant Law

Is there a maximum that I can raise rents for a tennant living in a rental property of mine? Lease has been expired for more than 2 years and tennant is currently month-to-month agreement.

Remember that if it is too big of a raise the tenant will leave and you may not be able to rent it that price or to a tenant of the same quality. A secure, on time payment from a good tenant is your main goal as a landlord.

No maximum, unless you live in an area with rent control (e.g. Santa Monica, parts of Bay Area, etc.). I am assuming your month-to-month lease does not forbid raising rent. You must give 30 days notice for raising rent 10% or less, 60 days notice is raise is above 10%.
