For a month to month tenancy, you must give 30 days written notice. The rent increase does not have to be on the first of the month, but rather can be imposed for any day. If the unit is rented on a longer term, you must wait until the contract expires as it is a contract freezing the rental payment for the terms of the contract. You would still need to give 30 days notice. If you are covered by a rent control ordiance you have to look that up.
