Is There a Cap to Commercial Office Rent Increase

Our small business office has been in our building for a year now. Our landlord just told us that rent is going up by 5% per month. However, that is the price if we sign another year lease agreement. He said that if we remain month to month, that the increase would be 10% a month.

Is there a law about how much he can increase rent? I suppose if the law was that he could increase it by 10%, he could offer us a 5% decrease for signing a year contract.

Do I need to check something with my contract? I don't want to sign another year contract, but I think an extra 10%/month is a rather large increase.

Yes, there is a "law". The landlord has to give you 30 days notice and can then increase your rent as much as he wants to, unless you have a written agreement stating otherwise.
