Legal Question in Landlord & Tenant Law in California
Carpet cost and repair costs
Hello, thank you for your reply in advance. Recently I recieved my disposition of charges from landlord and they charged me:
1.) $1000.00 for repair of damages to bathroom. Early last year we had mildew damage from the bathtub leaking. The landlord verbally commited to cover the cost of repair, now they say otherwise. Myself and other roommate heard landlord commit to costs.
2.) $600 for carpet cleaning, and other light cleaning.
3.) $2400 for carpet replacement.
first of all the carpet was probably ten years old, and second of all we discussed with the landlord the condition of the carpet and they told us that it would be replaced at the end of the lease, so dont worry about trying to clean it. the majority of the 600 cleaning fee is to clean carpet that was going to be replaced?
in addition they charged $750 dollars for ''Miscelaneous repairs'', and suplied only the copy of a home depot receipt, summary of what repairs were needed.
How should I proceed. I sent them a letter already but they sent back a letter simply stating all charges are valid.

Re: Carpet cost and repair costs
You may have been wrongly charged. Send a letter to the LL disputing the charges and demanding a refund of the charges to repair the bathroom and to clean then replace the carpet. As for the "misc. charges," get them to itemize them. If they don't respond, take them to small claims. Good luck.
