Legal Question in Landlord & Tenant Law in California

carpet

I have been living in the same place for 16 yrs & my carpet is real stained. Is there a law saying the landlord replaces it every certain amount of years or do they never have to replace it?

Carpet is not the type of thing that California law would mandate that a landlord maintain and replace. Unless the carpet is specifically mentioned in your lease as a landlord maintenance item, chances are that it is not the landlord's responsibility.

Of course, that doesn't prevent you from asking them nicely to replace it. The landlord may ask you to pay for it or increase your rent as a result.
