Legal Question in Landlord & Tenant Law in California

In a carry-over tenancy from a 1 year lease to a month to month lease, is a monthly fee in addition to rent for month to month lease permitted in california? The base rent amount has also been increased by more than 10%.

It violates the contract but permissible meaning it is legal. Month to month they are breaching the contract meaning you don't have to pay it under the contract. Month to month though contracts are pretty meaningless because they will have you sign a new one or make you move out.
