What cival code is it in california when you must break your lease due to a major surgery

There is no law I am aware of that lets you cancel your agreement. Merely having major surgery does not mean that you can no longer afford your rent; if you have good health iinsurance coverage you can have open heart surgery and pay only a few thousand yourself.
