commercial ease

i have a commercial lease and want to terminate early due to unhealthy environment (ex: rat infestations, sewer leakage, and constant flooding from neighbors). what are my rights or I'm I suppose to bare with the problem.

You have rights under the law of constructive eviction. You need an attorney well versed in exercising these rights at the right time and sequence to make your departure defensible in Court if the landlord sues for the balance of the lease term. I am such an attorney.
