commercial lease agreement
i signed agreement for 5 years. have 3 years left. business failing. want to get out of lease. what are my options?

You may just want to try working out a deal with the Landlord. Legally- you would be liable under the lease, but most landlords would rather work out a deal than sue you under the lease.

I agree with Mr. McClure. See if you can negotiate with the landlord ASAP.
