Some municipalities have eviction controls, but very few. For the rest of California, if you do not have a lease, a landlord may end your month-to-month tenancy by giving 60 days notice, and does not have to give a reason. However, the landlord can not end your tenancy in retaliation for you exercising your rights as a tenant or for other illegal reasons (such as discrimination).
