different dates on lease

i am leasing an office for my business in california. the lease says it is for 3 years, but the dates say beginning on april 1 2004 and ending on april 1 2006 (which is only 2 years. I say my lease is up on april 1 2006 and my landlord says it is up on april 1 2007. he is a laywer and he wrote the lease with conflicting dates that we both signed. who is right?

Even lawyers make mistakes. If you negotiated a 36-month lease, then you have a 36-month lease even if the end date in incorrect. Courts generally will forgive obvious typographical error and enforce the terms that the parties negotiated. Although you still should have the lease reviewed by a local real estate attorney, I would bet that the lease specifically states that it is a 36-month lease.
