Legal Question in Landlord & Tenant Law in California
My daughter and her boyfriend just received a 3-day or quit notice today. What is the procedure now? How long do they have before they will be physically removed from their apt? They have a 2/12 year old son and a 9 year-old daughter.

If they pay the rent within the three days, there won't be an eviction. If they don't, the landlord will file an unlawful detainer lawsuit. They would have five days to file an answer with the court. A trial would probably be set within about three weeks. Then, if they lose, the sheriff could be out within a week or two to evict them. They might then apply to the court for a short extension, but they might be required to deposit with the court the reasonable rental value for that period.
