Re: Three day notice to pay rent or quit

If the landlord accepts partial payment after the service of the 3 day pay or quit notice (I hope you got a receipt), the landlord will have to reserve you with a new 3 day notice for the balance. If you don't pay it timely they can commence eviction. The time period thereafter depends on what you do. If you answer and have viable defenses, it will usually take about a month for them to get a judgment and lock you out [NOTE: not so if they file for summary judgment]. If you don't answer the complaint by filing an answer with the court, they'll take a default judgment and usually have you out in about 10 - 15 days.
