Does the three day rule to void a contract in California with no penalties apply to a residential lease agreement? I asked three times if there was reliable internet service in the area (I have a business) only to find out it was sketchy at best and had limited availability. I am asking to cancel the lease within three days of signing.

There is no three day period of time in which to cancel a lease. Most contracts are effective upon joint signature and can not be cancelled thereafter [as opposed to being breached]. If, however, you specified that there had to be good internet service in the area and the landlord never told you there was not, with your finding out a few days after signing the lease, then the landlord breached by negligent misrepresentation, and you could get out of the contract.
