Dec 2012 Tenant paid Jan and Feb 2013 rent. In California occupied 27 months. Gave 60 day notice on Jan 2, 2013 to tenant. Jan 14, 2013 tenant left message...to vacate Jan 21, 2013. Is tenant responsible for Feb 2013 rent.

Tenant is only responsible for rent for 30-days after they gave notice, regardless of your 60-day notice. So you owe a refund for February 14-28. If the tenant actually vacates on 1/21 you are also legally obligated to take all commercially reasonable steps to have a new tenant in before 2/13. If you fail to take all commercially reasonable steps to get a new tenant in as soon as possible, then you owe a refund from the day the tenant vacates.
